Did you know that you don’t have to call the agent that is on the sign to find out information or set up a showing for the property?
I am both a buyer and listing agent, and it has occurred to me that many buyers are not aware that any licensed Realtor can show them any home that is currently listed in the MLS of a particular designated area. The more listings I have, the more I realize that many buyers think they have to call me because I am the face on the sign. That is simply not the case. There are many agents that are solely buyer’s agents. They specialize in helping buyers find the home of their dreams.
It could really be a great idea to have your own agent represent you rather than one agent representing both the seller and buyer too. This allows the agent to be able to negotiate only on your behalf and remain loyal to you. On the other hand, there are also agents who only represent sellers. They specialize in helping the seller stage, market, and get the most for their home. It could be a conflict of interest to have one agent represent both the seller and the buyer. It can be rather challenging to get the seller top price for their home when the agent is representing the buyer who is also trying to get the best bang for their buck. Nonetheless, it is important to find an agent that you trust to help you sell your home or find the home of your dreams.
